Home Specialist Position Description

Home Specialists are the primary points of contact for Corus' clients. This position is very close to a "traditional" real estate agent. Each particular client will be assigned a Home Specialist as their primary contact and that Home Specialist will work closely with the client throughout the entire process. Home Specialists must be licensed real estate agents, and they will perform a wide range of functions that include:
  • Conduct the initial client meeting; explain how Corus works; advise the client on the home purchase or selling process
  • Advise seller clients on an ongoing basis; report on sales progress; recommend potential changes in sales, showing or pricing strategy.
  • Advise buyers regularly about new homes on the market
  • Follow up with clients during and after the transaction
  • Regular follow-up with prospects
  • Tour neighborhoods with buyers to familiarize them with areas
  • Show listing properties to potential buyers clients
  • Field offers about Corus listings (and inquiries) from other agents
  • Negotiate the sale and complete the sales contract
  • Attend settlements
  • Assist in the office where needed
  • The Home Specialist position involves a great deal of driving with clients and, while mileage will be reimbursed, a nice, dependable vehicle is required for this position.

Part-time Home Specialist Position Description

Part-time Home Specialists receive an hourly wage and work primarily evening and weekend hours assisting buyer clients. Corus offers some flexibility with regards to the schedule and all expenses are covered. This position also provides a good deal of training, coaching and learning. Specifically, Part-time Home Specialists:
  • Tour neighborhoods with buyers to familiarize them with areas and help them find a home
  • Show listing properties to potential buyers clients
  • Attend Open Houses
  • Help write an offer with a buyer
  • Assist in the office where needed
  • The Part-time Home Specialist position involves a great deal of driving with clients and, while mileage will be reimbursed, a nice, dependable vehicle is required for this position.

Service Specialist Position Description

Service Specialists provide a crucial interface to potential clients, current clients, strategic partners, other agents and prospective home buyers. Service Specialists have their real estate license and spend the majority of their day in the office. Throughout the day, these team members answer a large number of calls, and coordinate transaction management details. Their tasks include:
  • Coordinate and schedule all components of a real estate transaction from the initial meeting with Corus to home inspections and settlement
  • "Phone coverage" from 9a.m. to 9p.m., seven days a week
  • Take inbound calls from Corus clients and answer questions or handle situations as they arise
  • Work closely with title companies, mortgage companies, other agents, home inspectors and clients to assure a smooth transaction
  • Coordinate home inspections, receipt of homeowner documents, paperwork sign-off, etc., as needed to help clients through the home sale or purchase process
  • Field inbound calls from potential buyers (and their agents); provide information about Corus listings to the caller, and arrange for a team member to show a home
  • Collect information about active listings for home buyers represented by Corus
  • Coordinate schedules for team members

Sales Specialist Position Description

Sales Specialists make the initial contact and follow up with potential clients. While Corus Home Realty does not do any "cold calling," Sales Specialists are responsible for following up on warm leads via phone and/or email and scheduling initial meetings with Home Specialists. Sales Specialists also make “quality assurance” calls. If a Sales Specialist does not have their real estate license when hired, we send them through real estate school and help them get their license so that they can more fully help with the team. Sales Specialist tasks include:
  • Contact new Internet leads
  • Take incoming calls from potential leads; explain how Corus Home Realty works
  • Work with leads until transfer to Branch Office/Home Specialist
  • Provide basic guidance to prospective clients
  • Follow up with prospects to assure they are happy with Corus and are receiving a high level of service
  • On occasion, assist in the office and help the team where needed (answering the phone, meeting with clients, hosting open houses, showing homes, etc.)
  • This position involves a great deal of phone work and requires an individual who is well-organized and can successfully multitask

Field Specialist Position Description

The Field Specialist position is an entry-level position for a recent college graduate or someone with equivalent experience. While a real estate license is not required at hiring, we send our Field Specialists through real estate school and help them get their license so that they can more fully support the team. Responsibilities vary as this position is part marketing, part team support, part administrative, and part office coordination. This position requires a significant amount of time "on the road" in neighborhoods served by Corus. Field Specialist tasks include:
  • Answer phones
  • Help set up regular home searches for buyers
  • Review local newspapers for news and events that may affect the company
  • Set up buyer outings for Home Specialists
  • Check on Corus listings to be sure that they are in presentable condition
  • Collect business cards left by other agents that have visited Corus listings and calling them for feedback
  • Coordinate the mailing and tracking of customer service surveys
  • Send our client gifts
  • Coordinate home maintenance tasks (such as arranging for lawn mowing, cleaning, painting or landscaping)
  • Deliver Corus marketing brochures to other agencies, to Corus-listings and to potential buyers
  • Conduct outings for potential buyers (when no agent is available)
  • General office and team support as needed
  • Assist with the marketing efforts — produce marketing pieces, brochures, flyers, direct mail, etc.
  • Take photos of homes
  • Orders office supplies
  • This position involves a great deal of driving throughout the service area and, while mileage is reimbursed, a dependable vehicle is required

Managing Broker Position Description

Each Corus Home Realty team's Managing Broker is responsible for the real estate activities of that team. The Managing Broker works closely with the Branch Manager and the company's Principal Broker to assure that real estate transactions conform to the laws of their jurisdiction, meet Corus Home Realty's high standards and exceed the highest ethical guidlines. In addition to serving a great many clients in a Home Specialist role, the Managing Broker will also perform tasks including:
  • Sign off on all buyer and listing agreements
  • Review all contracts written by team members
  • Maintain the highest levels of training for everyone on the team
  • Train and test members of the team on a regular basis to assure outstanding real estate contract knowledge and service skills
  • Assist during difficult negotiations or situations that need to be escalated to the "broker level"
  • Answer questions from team members or clients when needed

Branch Manager Position Description

The team's Branch Manager is responsible for everything with regards to their team except for marketing, accounting and most HR responsibilities. The Branch Manager is accountable for the office goals. Branch Managers also assume a role as a member of the team as a Service, Sales or Home Specialist. In addition to that "functional" role, a Branch Manager will:
  • Interview and hire team members
  • Provide coaching and review for all employees in their office
  • Work closely with the Managing Broker in their office to assure the highest levels of training
  • Coordinate team schedules
  • Maintain a high level of office morale
  • Meet with everyone on their team every two weeks for coaching, training and review
  • Run the weekly meeting
  • Handle any and all personnel issues that surface
  • Assist team members in identifying and pursuing their career objectives
  • Coordinate the activities of all team members
